| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | Before the site is brought into use the seating area hereby approved shall be grassed in accordance with the submitted plan and additional shrubs shall be planted in accordance with a detailed scheme to be submitted to and approved by the Local Planning Authority. Any shrubs so planted which die within three years shall be replaced by the applicant with others of similar size and species. The reason for the condition is :- In the interests of the visual amenity of the locality. |
| 3. | The site shall not be used for any commercial retail activity of any kind whatsoever. The reason for the condition is :- For the avoidance of doubt and in the interests of visual amenity. |
