1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans (proposed floor plan) received by the Local Planning Authority on the 30th September 2020. The reason for the condition is:- For the avoidance of doubt.
3.The C3 use hereby permitted shall be carried on only by Mrs Deborah Beavers and shall be for a limited period being the period during which the premises are occupied by Mrs Deborah Beavers. When the premises cease to be occupied by Mrs Deborah Beavers the use hereby permitted shall cease [and all materials and equipment brought on to the premises in connection with the use shall be removed] and the property will return to being a Public House. The reason for the condition is :- To prevent the permanent loss of the community facility.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of Core Policy CS15 from the adopted Core Strategy.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
