1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

3.A) The archaeological investigation of the site shall be carried out in accordance with the written scheme of investigation document ref LP375IE-WSI-v-1 received by the Local Planning Authority on 2 March 2021 and B) No development shall take place other than in accordance with the written scheme of investigation approved under condition (A) and any addenda to that WSI covering subsequent phases of mitigation. and C) The development shall not be occupied until the site investigation and post investigation assessment for that phase of development has has been completed in accordance with the programme set out in the archaeological written scheme of investigation approved under condition (A) and the provision to be made for analysis, publication and dissemination of results and archive deposition has been secured. The reason for the condition is:- To ensure that the significance of any heritage assets of archaeological interest are discovered and recorded in accordance with the National Planning Policy Framework Paragraph 199.
4.In the event that contamination that was not previously identified is found at any time when carrying out the approved development, it must be reported in writing immediately to the Local Planning Authority. All development shall cease and shall not recommence until: 1) a report has been submitted and agreed in writing by the Local Planning Authority which includes results of an investigation and risk assessment together with proposed remediation scheme to deal with the risk identified and 2) the agreed remediation scheme has been carried out and a validation report demonstrating its effectiveness has been approved in writing by the Local Planning Authority. The reason for the condition is :- To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
5.No part of the proposed structure ( to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over highway land. Including shall overhang. The reason for the condition is :- In the interest of highway safety
6.The highway boundary shall be marked out on the site prior to commencement of construction/occupation of any part of the development fronting the highway. The reason for the condition is :-To prevent structures being erected within the boundary
7.The foul and surface water drainage of the development including points of connection shall be carried out in accordance the details in the Clancy Drainage drawing CCL-8_2414-C-GYM-GA-DRN-4040-T2 prior to the development or phase of development is brought into use unless otherwise in agreed in writing by the local planning authority. The reason for the condition : To prevent Environmental and amenity problems arising from the flooding.and in accordance with details agreed with the drainage details agreed with ith Anglian Water.and the agreed drainage strategy.
8.Ventilation and Extraction of the structure shall be carried out in accordance with the Ventilation and Extraction Strategy submitted with the application and received by the local planning authority on 20 May 2020 including the the details set out in the performance requirements and maimum sound levels and no ventilation or extraction unit shall penetrate the external covering of the roof structure as set out in the strategy . The reason for the condition is :- In accordance with the requirements of the National Planning Policy Framework (NPPF) (2019a) which seeks to ensure planning decisions should also ensure that new development is appropriate for its location taking into account the likely effects (including cumulative effects) of pollution on health, living conditions and the natural environment, as well as the potential sensitivity of the site or the wider area to impacts that could arise from the development and in accordancve with the submitted details.
9.The refuse and bins storage shall be provided in accordance with the refuse strategy shrown on Drawing 6097-CF-22-XX-DR-A-0360-6097 P prior to the building or individual phase to which the refuse store/bin relates being brought into use in accordance with the approved details and retained in the approved form there after. The reason for the condition is :- In accordance with the agreed details and the amenity of the area..
10.REASON FOR APPROVAL OF THE APPLICATION :- The proposal is considered by the local planning authority to accord with the aims of Core Policies CS1, CS2,CS6, CS7,CS8, CS9 and CS10 of the adopted Great Yarmouth Local Plan: Core Strategy.2013 -2030.
